Here are things to keep in mind during your lease:

Pets
We welcome four-legged residents, but pet screenings are required. Be sure to submit health records and photos during your application. Unauthorized animals may result in lease violations or fees. -
Inspections
We perform quarterly walk-throughs to help keep your home in great shape. A full property evaluation with photos is done before renewal—just to make sure everything’s running smoothly. -
Security Deposits
Your deposit is held securely in line with Texas Property Code. After move-out and receipt of your forwarding address, we’ll send a full itemized report within 30 days.

Use our tenant portal or call our office directly. For emergencies (e.g., major water leak, no heat), call our 24/7 emergency line.

How long will repairs take?
Non-emergency repairs are usually handled within 3–5 business days. Emergency repairs are prioritized within 24 hours.

How do I renew my lease?
We’ll contact you 60–90 days before your lease ends with renewal options. You can accept or negotiate terms through our portal or by calling our office.

Can I break my lease early?
Yes, but early termination fees may apply. Review your lease’s early termination clause, and contact our office to discuss next steps.

What should I expect on move-in day?
We’ll provide keys, a move-in checklist, and property condition form. Please report any issues within 72 hours.

We return deposits within 30 days (depending on local laws) after a move-out inspection. Deductions may apply for cleaning, damage, or unpaid rent.

Can I install a satellite dish or paint walls?
These require written approval. Unauthorized changes may result in deductions from your security deposit.
